I find it strange that they tell you the battery is not removable, I mean literally it is, it isn’t soldered lol.

Depending on how hard you are pressing. Has the device ever been opened? If so, it could be because of the original adhesive-sealing not being properly in place due to the removal of the screen.
You may have not properly seated the proximity sensor, check to assure all plastic label stickers have been removed from the from and that it is properly seated. If it is damaged you will have to purchase a new flex.
Yes it will lose the water-resistant abilities. It is very hard to seal it back to it's original state.
You can try to solder the connections on, but I wouldn't put it past Microsoft to make different connections. You can try it, let us know how it works out if you do.
I fix these everyday for my school, and I have torn the WIFI antenna. The fix isn't too difficult you just have to be careful. I often use antennas from iPad's that are too damaged to fix. I agree it is poor placement as the adhesive can melt to the chip and pull it up with the screen.
