Removing Droid 3 physical keyboard, it is easy and non-invasive?

I have a Droid 3 that has a keyboard that is starting to get unresponsive keys when pressed with an average amount of pressure. It requires a good mashing for the space bar, the left arrow, the alt, and the forward slash/question mark keys to register. I am hoping that some dust found its way underneath the keypad thus interfering with the contacts.

Can one of the ifixit guys or some other knowledgeable individual tell me if the guide shown is the minimum amount of steps to remove the keyboard overlay? If not, how many steps are required? Also, are the actual pc board of the keyboard as well as the overlay available for purchase?

Please, be as technical as possible, I used to refurb home and office printers for a living, so tinkering with small electronic devices is nothing new to me.
