Let’s get a better handle on what’s happening in your system before we address replacing parts.
 
I would recommend you install a good thermal monitoring app like this one [https://www.tunabellysoftware.com/tgpro/|TG Pro] I haven’t found one that offers a clean presentation of the data and allows you to see a high water mark this one offers. Install it and then paste a snapshot of the main app window (you may need to adjust the window size so all of the sensors are visible) [guide|21499]

I think you’ve uncovered the issue!
 
I suspect your heatsink has failed! Apple uses a buildfluid filled heatsink which can leak out and when it does it looses the ability to migrate the heat to the fin area of the heatsink. In your last capture you can see your CPU is getting quite hot (~90ºC) and your fan’s RPM is running hard ()5530 RPM, but the heatsink is not very hot at all! (52ºC) Thats over 40ºC difference.
